Stoughton Riverfront Redevelopment
The Riverfront Redevelopment Area covers approximately 16 acres, consisting of 10.4 acres of City-controlled land and 5.7 acres of privately owned property. The City recently rezoned the area to high-density residential, aligning with the Rail Corridor Neighborhood Plan, though future zoning changes may occur based on development proposals. Located two blocks south of downtown Stoughton, the area is bordered by South Street, S. 4th Street, 8th Street, and the Yahara River. Mandt Park, a major city park, lies across the river. Plans include a river walk with a bridge connecting the redevelopment area to Mandt Park, Yahara Park and linking to other city and regional trails.
The RDA began a search for a developer in 2019 and after several unsuccessful discussions with other developers, approved a development agreement with Alexander Company to create approximately 245 mixed-income apartments in 2 phases. The project's first phase is slated to break ground in June 2026. The riverfront site also includes a riverfront park with walking trails alongside the future Yahara River water park (currently being permitted), regional stormwater detention and the historic Power House building which is looking for a reuse.
